Job Description: Onsite Caretaker
Site: The Beach Condominiums, Brooklyn Center, MN
Job Summary and Accountability:
The caretaker is responsible for the general maintenance of the facilities and grounds, including two laundry rooms, two game rooms, community room, fitness area, and an outdoor swimming pool. Job duties and responsibilities listed represent a range of duties performed by the caretaker and do not reflect all duties performed within the job.
Qualifications:
Candidate must be a highly motivated, self-starter with demonstrated ability to make independent decisions, prioritize assigned tasks, and multitask. Must be able to tactfully communicate with vendors, contractors, homeowners/residents and board members. The position requires a Class C boilers license and a CPO (Certified Pool Operator) license. (Must possess licenses at the time of employment or obtain within 60 days of employment.) This is a salaried position and requires flexibility to manage maintenance issues as needed.
- Push/pull garbage dumpsters into position as needed.
- Walking, bending, lifting, kneeling, reaching; able to climb stairs and ladders, shovel snow when required, and be able to stand for extended periods of time.
- Possess basic computer skills or be willing to learn.
- Possess a valid driver’s license and have access to a reliable vehicle with insurance.
- Must pass a background check and drug screen.
Duties and Responsibilities:
Maintenance
· Keep common areas clean and presentable, including clean up spills, replace light bulbs and broken fixtures, monitor security doors, etc.
· Maintain amenity areas, including straighten up, empty trash, replenish supplies, lock up at 10 p.m. and unlock at 8 a.m. (except for holidays and weekends off).
· Conduct daily review and maintenance of grounds and parking lot to remove trash and debris, including areas in and around dumpsters, all trash recepticles and garbage chutes. Move dumpster to garage entrance by 8:30 a.m. on garbage pickup days (twice a week).
· Perform general preventive maintenance on equipment throughout the building.
· Ensure all seven entrance sidewalks and steps are clear of debris and/or ice and snow.
· Perform daily boiler checks and maintenance.
· Perform weekly water softener checks and fill with salt as needed.
· Ensure that all maintenance requests/projects are managed and completed in a timely manner as directed and communicate any issues or delays to the Property Manager/Board.
· Provide contractor access and assistance as needed.
· Work with the Fire Department in the event of an alarm.
· Other tasks as directed by Management or the Board.
Seasonal
· Winter
o Ensure all seven entrances, steps, and the garage entrance and exit are accessible and clear of ice and snow.
· Summer
o Perform daily pool checks and maintenance.
o Water the lawn as needed in compliance with city regulations.
Administrative
· Maintain resident information, distribute parking stickers and update entry phones.
· Activate and deactivate security fobs and cards.
· Work with Property Manager to schedule contractor repair visits.
· Attend monthly inspection with Property Manager.
· Print and post notices as needed (garbage chute closings, scheduled repairs, shut-offs, etc.).
Job Type: Full-time
Pay: $25.00 - $28.00 per hour
