The maintenance manager will be skilled in a variety of areas with basic knowledge in plumbing, carpentry, electrical, and painting. The maintenance manager must work closely with the Property Manager and Maintenance Coordinator to complete rehabilitation of the vacant apartments and other maintenance issues as quickly and efficiently as possible to promote high occupancy rates. The position is responsible to ensure the property is physically well maintained to Company standards and in compliance with all HUD regulatory requirements (where applicable) by reporting all maintenance issues to the Maintenance Coordinator and Project Coordinator (as needed). The Maintenance Manager must always provide excellent customer service in a professional manner at all times. .
Our company is currently looking for a Maintenance Manager to oversee the maintenance and operations of our entire building. The Maintenance Manager is responsible for coordinating service calls, monitoring repairs and preventative maintenance, reporting on building conditions and maintaining equipment and fixtures. The ideal candidate will have prior experience with a growing company and a demonstrable commitment to customer service.
Responsibilities:
· Complete service request paperwork per company policy.
· Submits all required paperwork and reports accurately and in a timely manner as stated in the Maintenance Manual.
· Participates in inspections of the property with Property management staff.
· Perform fire watches, when applicable.
· Travel to and perform work at other properties, as needed.
· Complete tasks including but not limited to, painting, basic plumbing, basic electrical, carpentry, and cleaning of all apartment inventory, as required.
· Troubleshooting the source of a problem and take appropriate action to repair or restore service while meeting all community timelines and quality standards, and communicating contractor needs to the Maintenance Coordinator.
· Communicate any needs for a contractor to the Maintenance Coordinator.
· Respond to service requests within Company mandated timeframes.
· Follow Fair Housing Laws and report all lease violations to the Property Management staff.
· Must respond to Emergency Maintenance calls during on-call periods within two hours of notification. Contact Maintenance Coordinator, Project Coordinator, or Assistant Project Coordinator for approval of services needed, per Employee Handbook.
· Rehab vacant apartments to get them ready for move-in in a quick and efficient manner.
· Conduct periodic quality checks on equipment and systems per the checklists in the Maintenance Manual to ensure they are serviced and operating properly.
· Maintain complete and submit inventory documentation to the Home Office staff.
· Complete preventive maintenance checklists as directed in Maintenance Manual.
· Perform standard cleaning and trash removal and prepares dumpsters for scheduled pick-up, if applicable
· Complete orders for supplies and equipment as needed and submit to Home Office
· Utilize the tablet assigned to seek troubleshooting advice, contractors, bids, and answer and send emails to the Home Office.
· All other duties as assigned.
