We are an independent and full-service team specializing in office, industrial, and retail—our company is engaged in all aspects of investment oversight including land and income property brokerage, site selection, property management, and development.
Position Summary:
We are currently seeking a Property Manager to join our team in Fort Worth, TX. The Property Manager will be responsible for overseeing the operations of a commercial portfolio which includes Industrial, Office, and Retail assets in Tarrant, Parker, Dallas, Denton, and Collin counties. We are seeking a team player that wants to join a winning and growing team.
Responsibilities:
- Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts
- Prepare and coordinate bid proposals and service contracts
- Assist in lease administration activities and keeping our database current
- Oversee maintenance of work order and purchase order systems
- Responsible for ensuring tenant information within data base is current and up to date
- Ensure Certificates of Insurance for tenants and vendors are up to date
- Responsible for leading regular inspections of properties with landscape and other service providers
- Participates in performance oversight of all service contractors who perform contract services
- Coordinate maintenance operations with Maintenance Manager
- Drive by properties weekly and perform quarterly inspections
Financial / Budgets:
- Review A/R reports and institute/manage the necessary collection efforts
- Develop the annual operating budget for each building
- Obtain bids from vendors for budget
- Ensure invoices are processed in accounting with appropriate back-up and according to established procedures
- Review and approve invoices for buildings in assigned portfolio
- Prepare annual CAM reconciliations
Tenant Relations/Retention:
- Handle and respond to all tenant calls within a reasonable time frame
- Develop a good working relationship with each tenant
- Generate Tenant Welcome Letter and Manual
- Coordinate tenant move ins and move outs, including furniture delivery and pick ups
- Responsible for ensuring tenant information within data base is current and up to date
Required Skills/Abilities:
- Excellent verbal and written communication skills
- Proficiency in Microsoft Office Suite, specifically Microsoft Excel
- Familiarity with Appfolio Property Manager software a plus
- Ability to interact with clients and provide top notch customer service
- Ability to problem solve
Education and Experience:
- Bachelor’s degree preferred but not required
- Minimum 1-3 years property management or real estate experience required
- Experience managing Commercial Properties desired
