The City of Fairfield's Public Works Department is seeking Building Maintenance Workers I/II/III to perform semi-skilled and skilled work in all trades in the maintenance and repair of buildings, heating, ventilating, and air conditioning equipment; to perform technical and mechanical duties in areas including carpentry, plumbing and electrical repairs; and to monitor, and assist in the repair of low pressure boilers, centrifugal and absorption chillers, refrigerated air conditioning systems, and related work.

There are currently three (3) vacancies to fill; placement will be based on qualifications and experience. The starting salary step in each position may be offered at a higher starting step based on qualifications.

WORKING CONDITIONS:
Primarily inside work, with some outside assignments. Includes exposure to unsanitary conditions, odors, cleaning chemicals, and some noise. May include exposure to heights and potential electrical shock. Also involves evening and weekend work; some work done in isolation.

PHYSICAL DEMANDS:
Includes transporting light to heavy objects (up to 100 lbs.); reaching, pushing, pulling, crawling, climbing, stooping, prolonged periods of standing; manual dexterity, vision and hearing.

DISTINGUISHING CHARACTERISTICS:

  • Building Maintenance Worker I: This is the entry level position in the Building Maintenance Worker Series. Work is initially done under close supervision, with greater independence as experience is gained. This is a "flexibly staffed" position; incumbents may advance to a higher level after gaining experience and demonstrating proficiency.
  • Building Maintenance Worker II: This is the journey level position within the Building Maintenance Worker series. Experience allows greater independence of performance of duties exceeding that of Building Maintenance Worker I.
  • Building Maintenance Worker III: This is the advanced journey level position within the Building Maintenance Worker series. Positions in this class are assigned a variety of tasks in the building trades. Work requires the use of specialized tools. Building Maintenance Worker IIIs can work unsupervised and in the absence of the Senior Building Maintenance Worker assumes supervision responsibilities of other members of the building maintenance and janitorial staff.

Minimum Qualifications

EXPERIENCE AND EDUCATION:
Building Maintenance Worker I:

  • One year of experience in general building maintenance work of any combination of plumbing, electrical, or mechanical work.
  • Equivalent to completion of the twelfth grade.
Building Maintenance Worker II
  • Minimum of one year experience as an apprentice plumber, or two years of experience in general building maintenance in a large office or commercial complex.
  • Equivalent to completion of the twelfth grade.
Building Maintenace Worker III
  • Minimum of two years experience as a Building Maintenance Worker II with the City of Fairfield or three years of experience in general building maintenance work including carpentry, plumbing, electrical, painting, HVAC, and mechanical work at the journeyman level, or three years experience in general building maintenance in a large office or commercial complex is required.
  • Equivalent to completion of the twelfth grade, supplemented by trade school courses is required.
LICENSE AND/OR CERTIFICATE
  • Possession of a valid Class C California Driver's License is required.

Examples of Duties

Duties may include, but are not limited, to the following:

  • Maintain and assist in repair and operation of heating, ventilating and air conditioning systems, 775 KW output Generator, vapor phase low pressure steam boiler, absorption chiller, and heat recovery system; standard gas fired low pressure boiler chiller and associate condensate and condenser water system, air compressors, pneumatic valves and piping system and air handling equipment.
  • Make repairs to plumbing fixtures such as sinks, toilets, and basins, pack faucets and replace washers, clean out obstructions in water and sewer systems using power and hand snakes.
  • Remove and replace existing water heaters plumbing fixtures, and associated piping.
  • Assist in repairs to and replace electric fixtures, electric motors, switch outlets, breakers and wiring.
  • Clean and repair surfaces to be painted. Paint exterior and interior walls, ceilings and cabinet work, using brush, roller or spray guns.
  • Perform general work in the alteration, repair and maintenance of buildings, including carpentry, carpet repair, and roofing repairs.
  • Perform related duties as assigned.

Knowledge & Abilities

Knowledge of:


  • Standard tools, methods, practice and materials of the plumbing, electrical, and mechanical trades.
  • Safe work practice and procedures.
Ability to:
  • Demonstrate proficiency in building trades work and apprentice level proficiency in carpentry, plumbing, electrical or mechanical trades.
  • Work from sketches and drawings.
  • Understand and carry out written and oral instructions.
  • Meet the public with courtesy and tact and work cooperatively with others.
  • Provide written reports to supervisor.
  • Be a team player.
