Job Description
Brookfield Properties has an immediate need for an Associate Operations Manager on-site at Baybrook Mall in Friendswood, TX.
The Associate Operations Manager assists the (Sr) Operations Manager and/or (Sr) General Manager to increase the value and liquidity of the shopping center. This position will maintain the physical integrity of the property, create an environment which enhances the guest experience, tenant sales, community connections, and positions the property for future growth.

This position is designed to prepare you to become an Operations Manager of your own property within 9-24 months, and you will be required to relocate to any company property within the US at this time.
Responsibilities

Consumer, Retailer and Community Focus:
-
Provide consumers, retailers and the community with a pleasant experience by ensuring the property is clean, safe and well maintained with appropriate signage, lighting and landscaping.

Employee Focus:
-
Work with (Sr) General Manager or (Sr) Operations Manager to supervise maintenance employees, develop talent, manage performance and ensure compliance with all company policies and procedures.

Financial Focus:
-
Work with (Sr) General Manager or (Sr) Operations Manager to prepare and manage ordinary capital, the five-year capital plan and operating expense plans to meet or exceed company expectations.

Work with (Sr) General Manager or (Sr) Operations Manager to prepare documentation for the expense portion of the quarterly forecast/business plan

Operations Focus:
-
Work with (Sr) General Manager or (Sr) Operations Manager to ensure proper maintenance of all BAS systems including (but not limited to) lighting controls (BMS/EMS), HVAC, fire/life safety alarm systems, irrigation control, vertical transportation, electrical distribution/wiring and lighting, plumbing (interior & exterior)

Assist with project management for tenant and landlord construction, as well as capital projects. Leverage property knowledge to assist Tenant Coordination with as-built conditions, available utilities, and any known constraints. Work with (Sr) General Manager or (Sr) Operations Manager to ensure all construction activities meet plans/specifications and are completed on schedule and on budget.

Work with (Sr) General Manager or (Sr) Operations Manager to effectively manage vendors through a thorough understanding of all applicable service or maintenance contracts. Administer all required insurance certificates and invoicing.

Work with (Sr) General Manager or (Sr) Operations Manager to obtain to bids and prepare work orders in accordance with company policy

Participate in the company's sustainability efforts.

Conduct operational audits with (Sr) General Manager or (Sr) Operations Manager and ensure processes are in compliance with corporate policy.

Assist with ensuring all State and Federal required reports and safety documentation is maintained

Assist with recording asset inventory and property purchases
-
Work with (Sr) General Manager or (Sr) Operations Manager to implement Risk Management and Emergency Planning procedures and protocols
-
Work with (Sr) General Manager or (Sr) Operations Manager to understand utility rate structures as well as analyze and monitor utility consumption
-
Work effectively with National Operations team
-

Other Areas of Focus:
-
Work effectively with the (Group) Business Development Representative to implement the specialty leasing program to maximize income
-
Assist with marketing and community events and promotions as needed
-
Work with (Sr) General Manager or (Sr) Operations Manager to participate in the mall’s strategic planning efforts
-
Participate in Manager on Duty (MOD) rotation
-
Other duties as assigned

Qualifications
-
High School degree or GED required
-
Associate's or Bachelor's degree preferred
-
Technical certificate preferred
-
1+ years in the property or construction management industry preferred
-
Shopping center industry experience is a plus
-
Understanding of building systems, HVAC, plumbing and electrical systems
-
Good analytical skills
-
Proven ability to be flexible, prioritize and manage multiple projects, as well as solve problems in a timely manner
-
Willingness to learn new skills
-
Computer skills: Excel, Word, Outlook, PowerPoint
