Job description
The LFS Group is looking for a Mechanical HVAC Project Manager to provide overall management and direction for new and existing commercial mechanical projects. Additionally, the PM will develop new business opportunities relative to a particular client, group of clients, geographical area, or type of project.
- Plan, organize and staff key field positions to support the Mechanical Construction Division of Company
- Support, assist and mentor project managers and assistants in problem solving and document interpretation
- Work closely with engineering, CAD and estimating department
- Support and assist General Field Superintendent with their job specific responsibilities including although not limited to labor management and manpower forecasting
- Perform project buy out of major materials, equipment, fixtures and rough in plumbing, piping, and sheet metal materials
- Negotiate terms/conditions and place purchase orders and subcontracts pertaining to designated projects. Negotiate and issue purchase orders, subcontracts and change orders within the company policies
- Draft monthly billings percentage complete and noted stored materials for accounting department preparation
- Review and manage project job cost reports and employ project superintendents input and forecast accordingly
- Understand details and recognize errors in job cost reporting in actual and estimated cost; have input in initial job cost input from project estimate
- Responsible for submittal and shop drawing procurement and review of shop drawing packages for compliance and submission in accordance with project parameters
- Review vendor and subcontractor bids, evaluate bids considering price, delivery date, past performance of vendor, etc. to determine successful order
- Meet with sales and vendor representatives as required
- Administer and negotiate all project change orders as required or directed
- Interface with accounting and vendors to clarify invoice problems, prepare back charges, etc.
- Establish project objectives, procedures, and performance standards within the boundaries of corporate policy
- Administer and maintain policies within the boundaries of corporate structures
- Initiate and maintain liaison with Client and A/E contacts, to facilitate construction activities
- Monitor/control construction through administrative direction of the on-site superintendent to ensure project is built on schedule and within budget; investigate potentially serious situations and implement corrective measures
- Represent Company in project meetings, assist in labor negotiations/strategy meetings, etc.
- Manage financial aspects of contracts (fee payment, rental equipment, income/expenses, etc.) to protect Company's interest and simultaneously maintain good relationship with Client
- General if not proficient knowledge of windows, word, excel, Microsoft Outlook, Procore, Bluebeam
- Support the Project Managers on their projects and supervise the work when assigned
- Assume additional responsibilities as directed by corporate executives
Required Qualifications:
- High School Diploma or equivalent required (Bachelor’s Degree preferred)
- Minimum ten years of experience/knowledge of construction, design, finance, and management
- Must be well versed in construction claims prevention and management
- Must be able to apply innovative and effective management techniques to maximize employee performance
- Must have thorough knowledge of corporate and industry practices, processes, standards, etc.
- Must have superior communication and interpersonal skills (tact, diplomacy, influence, etc.)
- Diligence, attention to detail, and highly organized
- Excellent communication and relationship management skills
- Familiarity with mechanical drawings and commercial construction projects (preferred)
- Foundational understanding of building systems
- Basic proficiency in MS Word and MS
- Basic knowledge of method, equipment and tools used in the HVAC service and installation trade.
- Ability to accurately measure. Ability to multitask
- Able to understand and manage job deadlines
- Basic knowledge principles and practices of Plumbing repair, maintenance, and installation
- Basic knowledge of standard equipment and tools related to the Plumbing trade
- Basic knowledge of various mechanical systems related of the Plumbing trade
- Basic knowledge of various electrical and control systems related to the Plumbing trade
- Basic knowledge of operating and repair characteristics of various HVAC systems
- Strong problem solving and critical thinking skills
- Ability to work with minimal direct supervision

Pay: $80,000.00 - $100,000.00 per year
