Job description
Essential Functions:
- Inspect vacant apartments upon move-out and complete trash out within 24 hours.
- Complete make-ready checklist and perform duties necessary to restore apartments to "made ready" status.
- Ensure that all make-ready repairs and services are completed correctly and on schedule by the company's make-ready process.
- Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
- Checks applicable appliances and informs service technician or service director of problems.
- Assists in changing or removing appliances from the apartment.
- Install, repair, and re-key locks.
- Checks faucets, sink plugs, and repairs/replace as necessary. Replaces washers when needed.
- Performs exterior repairs to sinks, bathtubs, etc., when warranted.
- Paint and repair walls, doors, ceiling, and other internal and external objects.
- Transfers paint from storage areas to apartment units when the painting is scheduled.
- Repairs or replaces curtains, mini-blinds, ceiling fans, etc.
- Repairs plaster holes in walls paint as necessary.
- Inspects bathroom tiles, performs minor repairs/replacements.
- Changes A/C filters
- Diagnose problems and make minor HVAC, electrical, plumbing, carpentry, and appliances.
- Fill cracks, holes, and joints with caulk, putty, plaster, or other fillers.
- Assists in keeping grounds clean at all times for a positive appearance.
- Assists maintenance when requested.
- Delivers notices to apartments when needed.
- Must be available to work overtime, days, nights, evenings, and weekends, as necessary.
- Ensure a professional appearance and manner for oneself at all times.
- Other duties assigned.
Job Competencies:
- Must have the ability to develop, maintain, and foster relationships at every level among the organization and with external customers and vendors
- Must be able to read and comprehend instructions, correspondence, and memos
- Ability to effectively communicate information with residents, vendors, and other organization employees.
- Strong working knowledge and technical ability of all aspects of building maintenance and repair
- Strong customer service skills
- Ability to take direction, handle multiple tasks and meet deadlines in a fast-paced working environment
- Must be willing to drive to multiple property sites.
- Knowledge of SightPlan a plus.
Qualifications:
- High School diploma, or general equivalency degree (GED), preferred
- Six months to one-year general maintenance/facilities experience and training; or equivalent combination of experience and education
- Experience working in residential property management a plus
