Summary

The Maintenance Supervisor oversees the general maintenance teams in Campus Facilities. The supervisor’s primary responsibility is to provide leadership and oversight for all facility maintenance programs necessary to support Midwestern University’s academic and clinic campuses in Downers Grove, IL. This position provides management and direction to the group leads, senior positions, and entry-level employees comprising the Campus Facilities maintenance division. The supervisor position reports to the Director of Campus Facilities.

Essential Duties and Responsibilities

Leadership

  • Demonstrates strong leadership competencies and leads by example.
  • Consistently promotes the image of the department as a service-oriented organization.
  • Demonstrates a strong ability to manage multiple teams of diverse disciplines, including carpentry, plumbing, painting, flooring and tiling, equipment mechanics, grounds maintenance, event setups, and other routine maintenance.
  • Demonstrates ability to recruit and train new hires through a structured onboarding process.
  • Creates and manages team schedules and teamwork assignments.
  • Exhibits a high degree of professionalism in interacting with other departments on campus.
  • Ability to resolve employee workplace issues in collaboration with the Director and Human Resources.
  • Exhibits a firm grasp of university policies.

Job-Specific

  • Maintains proactive monitoring of all interior and exterior conditions of the buildings, campus grounds, roadways, stormwater drainage system, and other vital university resources.
  • Implements preventive maintenance programs for all campus buildings, grounds, and campus infrastructure systems.
  • Maintain a safe, clean, and aesthetically pleasing campus with attention to detail. Implements a year-round grounds maintenance and beautification program, including seasonal cleanup, snow removal and salting, power washing, installing new plantings, mulching, and mowing.
  • Oversees the Student Housing maintenance and repair program for all student housing facilities on campus.
  • Plans daily tasks in the work order system and delegates them to maintenance technicians and other professionals.
  • Provides planning, prioritizing, assigning, supervising, reviewing, and participating in all tasks related to facility maintenance.
  • Handles emergency situations responsibly during or after-hours calls for repair and maintenance.
  • Takes part in developing maintenance policies and standards for the organization.
  • Coordinates training sessions in facility maintenance, safety procedures, and methods.
  • Routinely inspecting various elements of buildings and grounds, such as elevators, fire alarms, security cameras, and sprinkler systems.
  • Guides teams in developing comprehensive project scopes that align with clear university initiatives.
  • Works with the Director to develop project initiatives. Employs a project management methodology in the execution of all projects.
  • Draft reports and data analysis for review.
  • Other duties as assigned.

Supervisory Responsibilities

Oversees the Campus Facilities maintenance staff. Supervisory responsibilities include but are not limited to:

  • Scheduling of maintenance staff.
  • Staff hiring, training, and evaluations.
  • Daily management of maintenance staff.
  • Daily facility inspections.
  • Employee time card review.
  • Job description changes and assigning and directing work.
  • Addressing complaints and resolving problems.

Education and/or Experience

High school diploma or GED is required. One year certificate from college or technical school or Associate’s degree (A.A) is preferred. Must have any combination of experience, education, and formal training equivalent to 7 or more years in one or more major areas of responsibility. Must have strong leadership skills to guide multiple teams in accomplishing project initiatives effectively. Experience in construction projects is desired. A valid IL drivers license is required.

Computer Skills

Computer proficiency in MS Office (Word, Excel, Outlook) and facility maintenance technologies.

Language Skills

High skills: Must have strong written and verbal communication skills. Ability to read and comprehend instructions, correspondence, and memos. Ability to communicate effectively to all levels of management, including delivering information in verbal and written form. Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Reasoning Ability

High skills: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

Mathematical Ability

Intermediate skills: Ability to calculate figures and amounts such as discounts, interests, commissions and proportions, percentages, area, circumference, and volume. The ability to apply concepts of basic algebra and geometry.

Work Environment

The noise level in the work environment is usually moderate to loud.
