SUMMARY: Serve as the HVAC Site Supervisor is responsible for managing the total work effort associated with an HVAC operation and maintenance contract; to include the preventative maintenance, repair, and servicing of various HVAC systems. Responsible for supervising, coordinating, overseeing, as well as identifying, analyzing, and developing improvements in productivity, client relationships, customer service, quality, and safety.

DUTIES AND RESPONSIBILITIES:

  • Perform and supervise the HVAC Project operations and maintenance Contract that manages the preventative maintenance, repair, and replacement of a variety of HVAC systems.
  • Possess extensive knowledge of HVAC principles.
  • Possess the ability to recognize and determine the most efficient method for diagnosing, testing, and correcting malfunctions, as well as the skill level to make repairs on a variety of HVAC systems
  • Tour areas, inspect work, and begin developing solutions before problems escalate.
  • Direct the planning, scheduling, execution, and documentation of maintenance activities, planned and unplanned, in conjunction with the contract team and utilizing a Maintenance Management system.
  • Performing quality control inspections and audits.
  • Be present on-site during normal working hours and available within two hours after regular working hours.
  • Supervise and enforce project quality control plan and site safety and health standards.
  • Promote quality achievement and performance improvement throughout the project.
  • Oversee the implementation of project specific construction Quality Plans at job locations.
  • Perform project quality control audits and ensure adherence to contract specifications.
  • Lead quality investigations on project issues as they arise at project sites.
  • Receive daily reports, including reports from subcontractors for inclusion into daily report.
  • Submit Daily QC report to distribute internally to project team and for submission to client.
  • Maintain QC Deficiency log. Issue deficiency notifications.
  • Generate RFI’s in conjunction with Project Manager.
  • Gather and prepare and submit O&M data.
  • Plan the work schedule, determining manpower levels, material quantities, and equipment.
  • Manage onsite meetings and distribute schedule updates and meeting minutes.
  • Monitor work performance and productivity of trades to ensure project specifications, procedures, quality, and safety requirements are maintained.
  • Maintain QC Deficiency log. Issue deficiency notifications.
  • Advise Project Management of potential problems, work interference, and schedule difficulties; assist in circumventing/resolving such problems as required.
  • Lead the communications on customer concerns regarding construction quality and coordinate appropriate adjustments with applicable Construction and Management teams.
  • Document quality control through the project and maintain reporting requirements including photo documentation and written reports.
  • Performs other related duties as assigned by management.

SUPERVISORY RESPONSIBILITIES:

  • Directly supervises employees.
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Responsibilities includes training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  • Responsible for managing and schedule subcontractors.

QUALIFICATIONS:

  • Minimum 5 years relevant experience and expertise in HVAC/R/DDC controls to include Building Management System.
  • Minimum 3 years of relevant experience with maintenance, repair, and operation of: DDC systems, BMS, cooling towers, fan coils systems, industrial HVAC/R systems and air balancing systems.
  • Capable of obtaining unescorted facility access through favorable completion of a background check
  • Able to read, write, speak, and understand English

  • While performing the duties of this job, the noise level in the work environment can be moderate or loud during some project work
  • The employee must occasionally lift and /or move more than 50 pounds
