Hotel Manager
Job description
The purpose of this position is to create a culture and lead the team of hospitality professionals to deliver a superior limited-service hotel and small conference center experience to guests while delivering strong returns to the owner. As an independent hotel, the entrepreneurial GM will be hands-on with the hotel’s sales, marketing, revenue management, and day-to-day operations while exercising strong expense discipline. Without the backing of a brand or the depth of a large management company, the GM will define the culture of the hotel and lead the team while tending to the business as if it were their own.
Example of Duties / Essential Functions (but not limited to):
50% of time Lead and support the revenue generating functions (sales / catering / revenue management).
20% of time Lead the day-to-day operations of the hotel.
- Welcome VIPs, repeat guests, catering clients, etc.
- Conduct inspections of entire hotel (public area cleaning, guest room cleaning, banquet set-up, storage areas, pool area, etc.).
- Ensure adherence to operational policies and procedures.
- Ensure GM has relationship with high profile clients, guests, local dignitaries, and repeat guests.
- Address any people and culture issues working with an assist from third-party experts for hiring, dismissals, counseling or other issues that may arise.
- Conduct the weekly department head meeting.
- Facilitate the weekly L10 (using Asana).
- Provide ownership with any CapEx requests.
20% of time Maintain financial disciplines.
- Ensure 100% revenue collection.
- Ensure proper contracts for groups, events, etc.
- Authorize invoices.
- Authorize weekly schedules (first forecast, then match KPIs to budget).
- Conduct weekly payroll assessments and respond accordingly.
- Review daily report.
- Monthly P&L / GL review.
- Facilitate monthly P&L variance meeting (with owner representative).
10% of time Represent the hotel at local events / revenue producing opportunities (CVB, Chamber, etc.).
Supportive Functions:
- Create (the GM is the architect) a culture such that hotel operations team wants to identify friction points and bring them to hotel leadership team for collaborative removal.
- Develop the AGM to own day-to-day operations such that the GM can spend half his / her time on sales efforts for group blocks and local usage of the conference center.
- Support the entire team with continuous communication on day-to-day operations and the individual’s respective role in the success of the resort.
- Be a listener, create a supportive culture such that team members can speak freely and feel they are part of one team in pursuit of one goal (the best value proposition experience in that market).

Specific Job Knowledge, Skill, and Ability
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation.
- Ability to exercise knowledge to act independently in the best interest of guests, team, and ownership.
- Know when to bring a situation or trend to the attention of owner.
- Proven skills to generate room nights through sales mediums. This includes (but not limited to), group blocks, weddings, corporate accounts, local businesses, local sports authorities, leisure packaging, SEO and any other room night generating medium in Palm Beach County, FL.
- Strong understanding of accounting (GL, bank reconciliations, trial balances and how to decipher a P&L).
- Strong understanding of hospitality revenue management and how to use the various levers to be the STR market leader in RevPar.
- Strong understanding of hospitality digital marketing such that GM can work with third party agency to monitor performance and ROAS (Return on Ad Spend).
- Ability to read, write and speak English.
- Ability to communicate effectively with guests and other team members verbally and / or in writing.
- Ability to follow all safety procedures / standards and able to recognize and act in emergency situations.
- Ability to multi-task (address multiple projects at once).
- More than proficient use of the Microsoft Suite of applications (Excel, Word, Powerpoint, other) and Asana.
- Ability to draft reports as requested.
Qualification Standards
Education:
- 2 years of College or equivalent is preferred.
Experience:
- Minimum of 10 years of operational hospitality experience (prefer ascension through Sales or Rooms division), at least 3-5 years as GM of limited-service or full-service hotel with significant (> 10k sf) meeting space. Food and beverage experience is NOT a requirement.
- Minimum of 3 years of group sales inclusive of f&B programming.
- Minimum of 5 years of financial reporting to ownership defined as creating budgets for approval and providing monthly reports with detailed explanations of variances to budget.
- Minimum of 3 years of hands-on experience overseeing revenue management team and working with digital marketing representatives.
Key Success Factors:
- Creation of positive culture for team evidenced by guest comments and team member turnover.
- YOY increases in group segment room nights and YOY increases in utilization of meeting space. Expectation is within 3 years hotel is a comp set leader in group / contracted segment.
- Adherence to budgeted expense (labor and other) KPIs or agreed-upon KPIs if budget is not met.
- Market leading guest reviews (TripAdvisor / OTAs / Google).
- Top 3 STR Index for RevPar.
