Department: Engineering Reports to: Chief Engineer or Asst. Chief
Position Summary:The Class III Engineer is expected to perform semi-skilled maintenance and repair duties for the property, including but not limited to HVAC, electrical, and plumbing skills.
Accountabilities: The Class III Engineer is responsible for ensuring that the rooms and property are maintained in the best possible condition, with the least inconvenience to guests. Must approach all encounters with guests, employees and vendors in a friendly, service oriented manner.
Qualification Standards
Education & Experience:
- High School diploma or equivalent preferred
- Trade school or college course work in a related field preferred
- Previous customer service& hotel experience preferred
- At least 3 years practical experience in one or more of the technical trades (HVAC, Refrigeration, Plumbing, Electrical, etc.)
- Any license the property may require
Tools & Equipment:
- Computer, projector, copier, fax machine, scanner, other office equipment, telephone
- 2 Way radios, surveillance TVs
- Hand and power tools, electrical test equipment, refrigeration equipment, plumbing equipment, welding equipment, audio-visual equipment, pipe cutting equipment, telephone, office equipment, computer/computerized monitoring systems
Work Environment:
- Under variable temperature conditions
- Under variable noise levels
- Outdoors/Indoors
- Around chemicals, fumes and or odor hazards
- Around dust and or mite hazards
Physical Requirements:
- Long hours sometimes required
- Must be able to climb stairs, descend stairs
- Must be able to move quickly and agilely if a situation requiring quick assistance arises

- Heavy work - Exerting up to 100 pounds of force occasionally, and/or 50 pounds of force frequently and/or up to 20 pounds of force constantly to lift, carry, push, pull, or otherwise move objects

Mental Requirements:

- Must be effective in handling problems in the workplace, including anticipating, preventing, identifying, and solving problems as necessary
- Must have the ability to assimilate complex information, data, etc. from multiple sources and consider, adjust, or modify to meet the constraints of the particular need
- Must be effective at listening to, understanding, and clarifying the concerns and issues raised by co-workers and guests
- Must be able to work with and understand basic arithmetic functions
Other abilities, skills, knowledge:
- Refrigeration, electrical and plumbing skills, boiler operation and maintenance skills, water treatment and chiller operation knowledge
- Must have a valid driver’s license
- Working knowledge of all legal issues in compliance with CFC/EPA/ADA/IAQ/OSHA
- Knowledge of energy management an asset
Duties & Functions
Essential:
- Approach all encounters with guests and employees in a friendly, service oriented manner
- Maintain regular attendance, as required by scheduling which will vary according to the needs of the hotel
- Maintain high standards of personal appearance and grooming, as defined in the hotel handbook, when working
- Comply at all times with New Castle standards and regulations to encourage safe and efficient hotel operations
- Make basic repairs to air conditioners – change filters, clean coils, replace blower motors, etc
- Repair/replace tile, grouting, and caulking
- Repair drapes and rods, replace hooks, cords, and slides
- Install towel racks, toilet paper holders, shower curtain rods, and door stops
- Replace light switches, receptacles, and light bulbs
- Perform basic furniture repairs
- Hang pictures
- Maintain pool and spa – clean, vacuum, adjust chemical levels, change valves, and replace filters. Maintain records of chemical balances
- Make basic wall covering repairs
- Perform minor plumbing repairs – change FET washers, stems seats, cartridges, handles, drain fittings, etc
- Replace lavatories and toilets
- Must be able to work and manage the mechanical, guest room, public space and PM programs
- Must be able to manage the lights and grounds program
- Handle dangerous chemicals safely
- Maintain legal documents ex boiler logs PM logs
- Work un-supervised
- Drywall repair
- Maintenance of grounds including parking lot and garage
- Assist as Property Security as requested
- Keep immediate supervisors fully informed of all challenges or matters requiring his/her attention
Marginal
- Other duties as required
- Must be able and willing to paint as needed
- Clean pool pump room
- Participate in all hotel and departmental meetings as requested

This hotel functions 7 days a week, 24 hours a day. All employees must realize that we schedule as business dictates.
