POSITION SUMMARY:
The GAD is responsible for managing and administering local governmental affairs activities for the partner organizations, the Grand Junction Area REALTOR® Association, (GJARA) and the Housing and Building Association of Western Colorado, (HBA), in support of the real estate, building and housing industries. To manage the political, local government and membership communication processes for the partner organizations at the direction of the GJARA CEO. To be an effective advocate at the local level by building and maintaining relationships with local municipal staff members, planning and zoning commissions, building departments and councils/board members. This position includes coordination with statewide entities such as the Colorado Association of REALTORS®, (CAR), and the Colorado Association of Homebuilders, (CAHB).
ESSENTIAL FUNCTIONS:
- Partnership Liaison: Primary liaison to the GJARA/HBA Governmental Affairs Committees, AMGD and other committees as necessary. Acts as a liaison to the leadership of all involved organizations. Work with the partner organizations to identify priorities, action strategies, and position statements. Updates the members on Western Slope and state-wide collaborative efforts.
- Communications/ Content: Prepare council/commission testimony for members, CEO or self where appropriate. Prepare public statements for external and internal purposes in coordination with partner organizations media and PR providers. Coordinates with leadership to create content on key initiatives, secure earned media for advocacy related issues. Informs online messaging around issues, calls to action or a member accessible “Issues Dashboard”. Identify and engage positive relationships with local media contacts. Informs and co-authors opinion statements and position papers for the various partner organizations.
- Consultation: Provides advice and counsel on issues facing the combined partnership. Utilizes experience and contacts to provide information and insight beneficial to the groups and acts as an “early-warning” system for the participating partners. Review weekly published agendas for local councils and commissions for issues of interest to partner organizations. Communicate items of interest with standing committees to gather member feedback and develop action plans to address member concerns. Research and analyze impacts of proposed legislative and regulatory policy and prepare advocacy plans to achieve desired outcomes.
- Meeting attendance: Represent the partner organizations at relevant meetings, community gatherings and information sessions as directed by leadership. Continual attention to information and details regarding current and pending issues as necessary to ensure effective implementation of associations goals. Provides regular reporting of all information and outcomes from various community groups in a timely and unbiased manner.
- Lead Advocate: Based on issue priorities, leads advocacy efforts on behalf of the partner associations on a local level. Work directly with elected officials and regulators to monitor issues and educate them on the member associations positions. Work with the partner organizations on devising talking points, council/commission testimony and recruiting Association members to provide testimony/input at public hearings.
- National/State Connection: Collaborates with NAR/CAR on both federal candidates and issues. Collaborates with the state associations of the other partner organizations, NAHB/CAHB on both state candidates and issues.
- Partner Outreach Efforts: Supports Calls for Action, informs/writes grants to support partner organizations initiatives. Encourages participation in the Broker Involvement program and uses the Land Use Initiative to review local ordinances.
- Coalitions: Builds local relationships to assist in furthering partner organizations priorities. Identify groups and methods to build coalitions and cultivate partnerships with local civic, chamber and economic development groups.
- Education: Informs and creates articles for the newsletters, blogs, and the Issues Dashboard and other communication vehicles to educate the partner associations membership about advocacy efforts and supported candidates.
- Reporting: Gathers and reports information from various organizations and sources and provides concise unbiased analysis for consideration by leadership of the participating entities.
- Representation: Acts as a representative of the combined organizations when necessary. Develops and maintains ongoing relationships with Community leaders and elected officials with the specific purpose of providing information and insight on issues impacting the member groups.
QUALIFICATIONS:
- Bachelor’s degree preferred.
- Minimum of 3-5 years’ experience in governmental affairs
- Excellent interpersonal and communication skills; both verbal and written
- Ability to take complicated information and communicate it simply.
- Pleasant and professional communication and public relations skills
- Ability to establish priorities, manage time and meet deadlines and to triage multiple policy issues in multiple locations as they arise.
- Computer Skills: To perform this job successfully, an individual should have knowledge and proficiency using MS Suite of Office products including Word, Excel and PowerPoint. Knowledge of other programs including membership database system also required.
WORK ENVIRONMENT AND PHYSICAL DEMANDS:
This is a hybrid position with a Mesa County residency requirement. The employee should expect to work in the GJARA offices 2-3 days per week. Work hours as noted in the Policy Manual, with evening and weekend activities anticipated as necessary. Travel out of town may be required but does not supersede local responsibilities. In addition:
- Ability to walk, stand, and sit for long periods of time while maintaining alertness.
- Must be able to lift and carry supplies weighing up to 20 pounds.
- Ability to speak concisely and effectively communicate.
- Visual and auditory ability to respond to critical situations and physical ability to act swiftly in an emergency.
- Ability to view/enter data for long periods of time.
Job Type: Full-time
Pay: $75,000.00 - $100,000.00 per year
