Job Responsibilities: (Hybrid)
Must have some level of CONSTRUCTION ACCOUNTING and YARDI Software experience.
Request for Proposals, Draft contracts, Change Orders, and Purchase Orders for projects. Ensure proper signatures are received and distribution is completed upon final execution of each service contract. Maintain a matrix of Contracts.
Maintain system for building contractor, tenant, and tenant construction certificates of insurance.
File all preliminary notices in respective vendor contract files.
Provide reporting information regarding Responsible Contractors if required by project.
Manage documentation of capital and tenant improvement projects, including drawings, minutes, correspondence and close out packages.
Organize and maintain file systems, and file correspondence and other records, and provide back-up support for all Property Management and Project Organize and track Certificates of Insurance - including general liability and workers’ compensation. Complete guidelines and due diligence requested by insurance company relating to subrogation due diligence and safety assurance updates for subcontracts.
Prepare contracts and/or service agreements (including all supporting documents that go with contracts) as needed.
Coordinate and communicate with VP of Construction, Asset Management, and Property Management teams to advise of any anticipated problems and to take corrective action in a proactive manner.
Collaborate with the VP of Construction and Asset Management to prepare annual construction budgets and forecasts.
Prepare monthly accruals as it pertains to Capital Expenditure and Tenant Improvement jobs.
Stay current with industry changes and innovations which may affect the operations, or client expectations of Rising Realty Partners.
Accept authority, responsibility and accountability for all administrative, monitoring and preservation of the company assets for Rising Realty Partners.
Handle accounting for assigned properties including preparation and analysis of the monthly financial package, general ledgers, and subsidiary ledgers, as needed.
Assist with the year-end audit including preparation of audit schedules.
Job Type: Full-time
Pay: $85,000.00 - $105,000.00 per year
