The Electric Works campus first became a center of industrial innovation in 1883. At its peak in 1944, the height of WWII, General Electric (GE) employed about a third of Fort Wayne’s workforce. For more than eight decades, the campus churned out electric motors, electrical transformers, and more electronic wonders. In 2015, GE finally closed the campus to stay competitive in a rapidly changing marketplace. In 2017, RTM Ventures acquired the property and crafted a plan with the community for a mixed-use development that would become Electric Works. Today, the project is a lively district of innovation, energy and culture where retail, office, and academia combine.


Job Description


Duties:

  • Leads operations, manages work orders and/or provides technical and procedural training of coworkers and subcontractors. Arranges for subcontractors as needed.
  • Formulates and implements a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life.
  • Ensure proper timing of purchases and expenditures so that proper cash flow is maintained.
  • Set challenging goals, demonstrate a strong sense of urgency and persistence about accomplishing them and holding you and your team accountable for achieving results.
  • Assist with construction drawing review and construction oversight during customer TI, Capital Improvement, and general construction projects.
  • Implements and administers inventory control programs/purchase parts and supplies.
  • Oversees and inspects the work performed by other staff and/or contractors. Determines that work is complete, equipment is fully functional and client space is in prime working condition.
  • Participate in the development and implementation of the operating, maintenance, and capital improvement budgets (help with development before next level).
  • Consults with tenants to schedule preventive maintenance as needed for their suite.
  • Monitors building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions.
  • Responds quickly to emergency situations, summoning additional assistance as needed. This position is considered essential personnel and is required to respond to after-hour emergencies.
  • Adept at navigating software applications to receive and interact with assigned PM tasks, work orders, attendance applications, Outlook calendar, Microsoft Teams, Inventory management, Building Management System, etc.
  • Ensure staff training is current.
  • Provides safety information and PPE to staff.
  • Performs other duties as assigned.

  • While preforming the duties of this job, the employee is regularly required to stand for long periods of time, climb, stoop, kneel, crouch, and crawl.
  • The employee much be able to lift and/or move up to 50 pounds.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus in order to differentiate items such as chill water lines, condenser water lines, and the fire system.


Qualifications


Education/Experience:

  • High school diploma or general education degree (GED).
  • Current OSHA 10 card or significant OSHA training.
  • Experienced manager.
  • Trade skills including water treatment, plumbing, electric, heating, and cooling. Strong “hands on” troubleshooting skills in HVAC, electrical and plumbing.
  • 10 + years relevant experience in modern office building.
  • Universal CFC Certification.
  • Possession of any jurisdictional licensing required to operate the building equipment.

  • Ability to understand budgetary and job cost data to ensure compliance with approved budgets.
