Job Description:

This position is responsible for assisting the Community Manager in the financial administration of the community and, in some cases, oversight of the leasing staff on a day-to-day basis. They oversee the renewals, marketing, and the collection process.

Job Duties:

· Ensure that assigned properties within the portfolio meet targeted occupancy and financial targets as outlined in the budget.

· Manage resident complaints, concerns, and requests in a timely manner to ensure resident satisfaction with management. Offer creative solutions to resident issues and ensure a resolution.

· Collaborate with the Community Manager on approved renewal offers and retention plans. Take a leading role in managing the renewal process and ensure that all renewal offers, follow up and resident events are planned monthly.

· Submit service requests and follow up with maintenance on progress and completion to ensure the highest level of customer service.

· Consistently enforce company policies and oversee the leasing and maintenance team members as assigned by the Community Manager.

· Work with Community Manager on utilizing marketing strategies to secure traffic (competitive rental rates, promotions, locators, etc.)

· Greet prospects and take an active role in leasing efforts for the assigned portfolio.

· Process applications for approval (i.e., credit check, rental history, etc.) and prepare leases.

· Secure new residents’ signature(s) on appropriate paperwork prior to move-in. Orients new resident(s) to community (turn over keys, reviews community rules, regulations, and procedures, point out mailboxes and review amenities, etc.).

· Maintain accurate records of all community transactions and submit on a timely basis (rent rolls, delinquency reports, move-in/move-outs, etc.).

· Manage the delinquency and collections efforts for the portfolio per company standards with the support of the Community Manager.

· Ensure all administrative paperwork, including daily activity reports, are accurate and submitted on time as assigned by Community Manager.

· Inspect apartments at move out and prepare move-out deposit accounting.

· Assistant Managers may be required to assist in special projects or activities designated by the company.

Qualifications:

· Requires a minimum of 2 years' experience in a multifamily, military or student housing environment.

· College degree preferred.

· Must have working knowledge of Microsoft Office Suite (Word, Excel, Outlook)

· Multifamily software applications

· Must have basic knowledge of Fair Housing laws.

· Strong attention to detail

· Excellent customer service

· Broad understanding of city and historical building codes

· Strong analytical and problem-solving skills

· Positive attitude and team player mentality

Job Type: Full-time

Pay: $40,000.00 - $50,000.00 per year
