Apartment Maintenance Coordinator (Regional)

Renewing Management Inc. is seeking a Regional Maintenance Coordinator to support the Indianapolis, South Bend and Fort Wayne market. The Regional Maintenance Coordinator will be responsible for traveling to communities (company vehicle will be provided) within our portfolio which need additional support due to large projects in progress, community is short staffed, or community has newly hired team members that require training. This will be a hands-on position requiring leadership, training, and execution. A Valid EPA Certification is required.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Carries the responsibility for always maintaining the physical integrity of the community. This involves predicting problems as well as solving problems.
- Complete the most demanding Service Requests.
- 30-minute response time to Emergency Service requests and property disasters (fires, floods, freezes, etc.)
- Complete/oversee all work orders and turnovers; predicting ability to complete within RM standards and contracting out when needed.
- Ensure property is meeting or exceeding 7-day turnover and 48-hour work order goals.
- Walk Units for progress and well-being when at a designated location to ensure quality of the punch is good and that temperatures are being maintained at company standards.
- Assist with training, scheduling, and completion of preventative maintenance program.
- Periodically check the work progress of each maintenance employee. Provide immediate assistance and feedback.
- Assist Community Manager in the recruiting and interviewing of potential staff members.
- Provide feedback to Community Manager on employee performance.
- Schedule Subcontractor activities and inspect all of subcontractor work.
- Hold Subcontractors responsible for agreed upon scope of work.
- Identify and correct hazardous community conditions.
- Provide Great Customer Service to Residents
- Ensure Safety Protocol is being followed.
- Ensure adequate levels of inventory and order all materials for the property to operate effectively.
- Call out specialty trades such as plumbers and electricians once appropriate authorization has been granted.
- Ensure shop is well organized and adequately stocked.
- Ensure employees have adequate hand tools to conduct the work.
- Solve operational problems and conflicts.
- Fill in for missing maintenance personnel when needed.
- Inspect buildings and grounds for deferred maintenance and repair.
- Plans a systematic program of preventative maintenance.
- Ensure competitive bids have been received for all routine subcontractor work.
- Ensure EPA regulations are being followed.
- Other tasks as assigned.
SKILLS AND QUALIFICATIONS:
- Positive can-do attitude.
- On-call availability as a back up to site teams and coordination of rotation with DOM and other RMC’s.
- EPA Universal Certificate
- 5+ years in maintenance field with demonstrated experience and advancement.
- Great mechanical aptitude in appliance repair, plumbing systems, HVAC systems, electrical systems
- Ability to lead and direct others.
- Ability to prioritize activities.
- Ability to self-direct
- Ability to work in adverse weather conditions.
- Hand tools necessary to do the job.
EDUCATION, TRAINING AND/OR EXPERIENCE:
- High School Diploma or Equivalent
- Some college or advanced technical training is preferred.
- 5 year minimum with supervisory experience
License / Certifications
Valid driver's license is required
