RESIDENTIAL PROJECT MANAGER
SUMMARY: The Project Manager (PM) directs employees, subcontractors, materials suppliers, inspectors and foremen on residential construction projects and is the customer representative of the builder. The PM ensures schedule and profit objectives are met. The PM should be motivated to finish projects according to contract, under schedule, and under budget. The PM is responsible for the overall success and customer satisfaction of each project he/she is awarded. This position will have an office in Yadkinville and manage projects primarily in Watauga, Wilkes, Ashe, and/or Alleghany counties.
ESSENTIAL FUNCTIONS:
- Read and interprets plans, specifications, and change orders; ensure job is built to plans
- Create and regularly monitor project schedule; deliver projects on time
- Regularly monitor job profitability; provide monthly updates to profit projections
- Strive to maximize profitability while maintaining customer satisfaction
- Act as primary point of contact for customer
- Estimate materials and laborers needed for construction
- Order, inspect, and verify quantity and quality of materials and supplies
- Visit jobsites regularly; inspect work quality and progress
- Solve problems as they arise; focus on solutions and make quick, accurate decisions
- Coordinate, direct, and schedule work by subcontractors; notify subs and suppliers far enough in advance to assure material delivery and subcontractor work is finished on schedule
- Motivate employees, subcontractors, and suppliers to top performance by delegating tasks
- Assume responsibility for quality of all work performed on job
- Manage project labor, material, and equipment cost during course of project
- Continuously expand and update professional knowledge and training skills in order to enhance individual and team innovation, productivity, and profitability

QUALIFICATIONS AND KEY SKILLS:
5+ years of experience in construction process required; construction/engineering degree is helpful but not required. Thorough understanding of industry practices, processes, and standards is necessary. Must be able to apply innovative and effective management techniques to maximize employee, subcontractor, and supplier performance. Basic computer skills are necessary, with ability to learn job management software. Necessary traits include a focus on quality, good communication and interpersonal skills, and attention to customer service. The ability to work with others is paramount.
Job Type: Full-time
Pay: $52,000.00 - $85,000.00 per year
