Working under the guidance of the Director of Purchasing and alongside Purchasing Managers, the Purchasing Coordinator will perform all duties necessary to support Stanley Martin Homes and the Purchasing Department which includes but is not limited to the following:

Responsibilities and Duties:

• Assemble Viability Packages from Trades for Purchasing Manager's to evaluate as a potential new Trade Partner. Facilitate Access to HB1 (ERP Software) for viable Trade Partners
• Responsible to aide in contracting "cradle to grave" to include bidding process, bid package preparation, trade spec sheets, bid tracking, cost comparison and contracting
• Maintain Trade Partner Master Agreements. Prepare price increase requests for management review. Coordinate market testing and be prepared to swiftly rebid as necessary
• Preparing contracts for signing with Purchasing Managers and Trade Partners
• Monitor and maintain scopes of work, model rebate addendum and unit pricing for each trade to be included in the contract documents as directed by the Purchasing Manager
• Facilitate the monitoring of the performance of trades through feedback from Production and Warranty Teams. This also includes variance tracking
• Attend Weekly departmental meetings
• Maintain applicable databases used in developing cost, quantity and unit price estimates
• Update and maintain reporting tools that track progress on contracting house specific job costs for base house, opts, upgrades, structural opts, community indirect and lot-specific costs
• Assist in maintaining data base for new plans, plan revisions, options, vendors and pricing
• Aide in the preparation of preliminary budgets for base pricing and market analysis
• Complete all other duties as assigned by manager
• Represent the company professionally in all internal and external interactions and communications
• Adhere to company safety standards and help promote a safe working environment
• Adhere to and promote the Mission, Vision, and Values of Stanley Martin

Position Requirements:

• Proficient in Microsoft including: Word, Excel (strong to advanced) , Outlook; SharePoint; Access
• Must be proactive with the ability to multi-task & follow through with projects containing high level of detail
• Comprehensive knowledge of basic construction related math
• This is a hybrid role (Home/Office)
