10 Federal Storage, LLC, an established and rapidly growing company, has a wonderful opportunity for a Property Operations Technician to join our team in Nolensville, TN. A valid driver’s license is required, and the applicant’s background check must meet our insurance requirements. A majority of communication with upper management will be done remotely; usually via smartphone application, internet/web browser, phone calls, etc. This position is part-time. Candidates must own a smartphone and a truck/SUV capable of towing a utility trailer. This is a labor intensive job will you will be working outdoors much of the time at one facility in the area. Additionally, the candidate must be tech-savvy and/or a quick and eager learner.

Facility Management

· Communicating remotely with the Call Center and Property Management team, including receiving and completing tasks as assigned by all parties.

· Completes repairs as needed to onsite equipment such as gates, PDK systems, kiosks, etc.

· Must respond in a timely manner to emails, texts, phone calls, etc.

· Time management with the ability to prioritize the tasks given in an appropriate manner

· Maintaining monthly time-sensitive auctions and delinquency procedures.

· Maintaining the proper appearance of the facilities interiors, exteriors, and grounds.

· Must be comfortable with clearing trash/items out of units to haul to the nearest landfill

· Performing service requests for lock-cutting, door repair, light carpentry, masonry, painting, etc.

· Must be willing to learn to install, tension & replace overhead door springs.

· Flexible schedule, ability to communicate between 8 am and 5 pm, EST, required.

· Occasional weekend work with possible emergency situations

· Minimal customer communication

· Any other duty, within reason, as directed by this position’s manager or the owners of 10 Federal when given.

Skills and Knowledge:

· Must be tech-savvy and/or a quick and eager learner.

· Must work well independently, with limited supervision.

· Experience in all aspects of building and grounds maintenance required

· General knowledge of electric and data wiring, basic repair, maintenance, and troubleshooting.

· Must maintain a valid driver’s license, own a smartphone and we will provide a truck/SUV capable of towing a utility trailer.

Physical Demands:

· The employee must maintain the ability to occasionally lift and/or move up to 50 pounds.

· While performing the duties of this job, the employee is regularly required to talk and hear. The employee frequently is required to stand, walk, and sit. The employee is regularly required to use hands and fingers, handle, or feel objects, tools, or controls; reach with hands and arms; climb or balance.

· Travel by vehicle or other means of transportation.

· Employee will be exposed to varying weather conditions such as rain, snow, sleet, ice, cold or hot temperatures.
