Definition & Duties

Under general supervision, performs semi-skilled duties in the general maintenance, basic repair work on various mechanical and building systems, and upkeep of buildings, grounds, and machinery. Operates various equipment such as mowers, snow blowers, hand and electric power tools. Usually assigned to maintain and upkeep a specific County building, but will routinely work throughout the County as needed.

Knowledge of & Ability to

  • Use of hand and power tools
  • Operation, basic repair, and maintenance of various equipment used for cleaning, snow removal, and yard maintenance
  • Plumbing and electrical system basics
  • Heating and cooling system basics
  • Carpentry basics
  • Safety regulations and standards relating to facilities maintenance
  • English language to include basic grammar, sentence structure, and punctuation
Ability to:
  • Perform a variety of routine manual tasks in the general maintenance of buildings, grounds and equipment
  • Represent Johnson County and perform duties in a professional, responsible and trustworthy manner
  • Establish and maintain effective working relationships with co-workers, supervisors, and members of the public

  • Have sufficient personal mobility to complete field work at various county facilities
  • Endure exposure to adverse weather conditions and terrains while conducting field work
  • Lift, carry, push, and pull up to 75 pounds
  • Climb ladders and work at considerable heights
  • Work flexible schedule and occasional overtime as needed

Minimum Education, Training & Experience & Special Requirements

High school graduate (or equivalent) plus some specialized or technical training AND two (2) years of experience in general maintenance work including buildings and grounds; OR any equivalent combination of training and experience that provides the required knowledge, skills and abilities.

Special Requirements: Valid driver's license and insurable under county liability coverage. Must pass background check.

Specific Duties

To be performed satisfactorily with or without reasonable accommodation

The following duties are normal for this position. These are not to be construed as exclusive or all inclusive. Other duties may be required and assigned.

  • Mows grass, trims shrubs, and performs other grounds maintenance tasks.
  • Performs minor electrical repairs such as repairing cords and switches.
  • Clears restroom stoppages, repairs leaky faucets, plumbing, and faulty valves and related items.
  • Performs routine maintenance and repair of mowers and vehicles.
  • Performs routine maintenance of heating and air conditioning units such as changing filters, greasing bearings, and oiling motors.
  • Checks boiler pressure and when necessary, adds chemicals to the boiler system.
  • Replaces light bulbs, fluorescent lights, ballasts switches and receptacles.
  • Performs light carpentry work.
  • Removes snow and otherwise establishes safe walkways for pedestrians.
  • Responds to lighting failures, lock/key requests, fixture installations and repairs.
  • Repairs office furniture, refresh wall coverings, floor and ceiling systems, and interior and exterior doors and windows.
  • Responds to employee requests of installation for wall hangings and furnishings.
  • Performs duties of a Custodian as needed.
  • Performs all work duties and activities in accordance with County policies, procedures, collective bargaining agreement and safety practices.
  • Attends work regularly at the designated place and time.
