Director of Construction Job Description

New Construction

  • Coordinate, execute and manage new construction projects from start to finish in an effort to deliver each store on time and under budget.
  • Work with the Director of Real Estate when negotiating potential site opportunities to ensure that the proposed site is acceptable to our needs.
  • Develop/Manage new bid documents for AIA contracts to include all necessary addendums and clarifications
  • Coordinate with the Director of Facilities Planning in conjunction with the Architects and Engineers that our construction documents are representative and accurate to our site conditions and to our specifications.
  • Work with DFP on construction materials for future projects for efficiencies and cost savings
  • Engage a qualified General Contractor to manage our build out from start to finish
  • Conduct a Kick Off/ Close Out conference call with the GC and Planning Team for each new project
  • Make site visits to verify the store is built to the guidelines that we set for our stores.
  • Work with the local municipality to acquire all necessary permits and licenses necessary for our operation.
  • Collect all necessary documents from GC to collect Tenant Improvement

Accounting

  • Revise/Create sub codes for repairs for deli to use to better track expenses
  • Clean up 5185-5186 accounting codes to verify expenses are coded correctly
  • Revise store opening report to better understand opening costs
  • Work with AP on a process for delinquent invoices


Major Responsibilities

Executing Special Projects, Refresh/Remodels and Large Expense Approval Projects (LEAP)

  • Directs and coaches GC and Subs; drives Jasons Deli quality standards, efficiencies and overall value.
  • Reviews SOWs, RFPs, proposals & contracts for accuracy, cost and adherence to brand standards and processes; makes recommendations for improvement.
  • Requests Bids; conducts all necessary meetings to facilitate contractors, compares proposals and makes recommendations for project approval based on overall best value.
  • Provides project management/ oversight, ensures projects are within budget and on time; observes, inspects work and approves invoices.


Procurement

  • Negotiate price and stock quantities on all owner provided furniture, fixtures, equipment and materials.
  • Utilizes Request for Proposals (RFP) and competitive bidding, at regular intervals, to ensure pricing remains competitive.
  • Merges all products, where possible, to a single supplier to leverage buying power.
  • Constantly looks for alternate products to decrease cost while maintaining the standard.
  • Existing Delis: Receives request, trouble shoots, educates and places orders for replacement parts, furniture, fixture, materials and equipment as needed.
  • Special Projects: Places equipment, furniture and owner supplied material orders for approved refresh, remodel and LEAP projects.
  • Supports the New Construction Manager in equipment, furniture and material ordering for new construction projects.
  • Maintain and build vendor partner relations.
  • Work in conjunction with R&D to source, test and vet new equipment/materials.


Facilities Maintenance/Support

  • Acts as the frontline of communication with Operations to offer a clear, consistent, and supportive message on facility maintenance best practices.
  • Responsible for supporting the operations team to ensure facility vendors and services suppliers meet Jasons Deli necessary qualifications and are executing at the highest level.
  • During urgent events where the deli is in need of services or repair, execute and communicate up and down the decision making tree to ensure a quick and successful project limiting the impact on the operations of the deli as much as possible.


Job Qualifications

  • A bachelors degree or related recruiting experience required.
  • A minimum of 7 years in restaurant facility experience required.
  • Familiar with a variety of the field's concepts, practices, and procedures.
  • Excellent organizational, time-management and written/verbal communication skills.
  • A wide degree of creativity and latitude is required.
  • Relies on extensive experience and judgment to plan and execute work.
  • Must be trust-worthy and have the ability to work independently.
  • General knowledge of Microsoft Word, Excel and Google docs preferred.


Other Information

  • Travel required 30-40% of the time.
  • Must be available outside of normal business hours
