OVERVIEW
Spectra, an Indianapolis-based real estate development firm, is seeking a community manager for our brand-new student housing community, located in Wichita, Kansas. We are a fast-paced, growing company focused on development, investment, and management of student housing properties throughout the United States.
The community manager is responsible for overseeing all operations at their assigned community. Duties include, but are not limited to, rent collections, leasing, marketing efforts, maintenance, turn process, site staff management, equipment functionality, customer service, and training. The community manager will be responsible for operating within the budget that is allocated to their community, as well as, setting and reviewing on-site staff goals and objectives. Finally, the community manager is responsible for establishing and maintaining a high-energy, positive, welcoming, and customer-friendly atmosphere throughout the community.
*This brand-new community is under development. There will be a large focus to lease-up the property and guide the transition from development to operations.*

JOB RESPONSIBILITIES
- Communicate efficiently and effectively with residents to collect rent and discuss topics, such as rent delinquency, the move-in/move-out process, eviction notices, the turn process, etc.
- Manage site staff, the leasing team, assistants, security personnel, and maintenance technicians. Staff management duties include, but are not limited to, recruiting, hiring, training, establishing and maintaining expectations, coaching, counseling, addressing performance issues, disciplining, and terminating.
- Abide by and follow the Federal Fair Housing Act and local housing ordinances.
- Represent the community at court hearings for eviction and collection proceedings.
- Manage the community to the budget and complete monthly management reports.
- Create the turn schedule, solicit bids for turn services, and oversee all turn operations.
- Oversee the leasing team and all marketing efforts; ultimately held accountable for community performance.
- Update and correctly operate the property management software, including input and follow-up of maintenance requests.
- Create and distribute financial move-out statements to residents.
- Keep clubhouse, model apartment, and clubhouse landscaping clean and looking professional.
- Display the highest level of customer service when addressing and assisting residents, potential residents, guarantors, and vendors.
- Conduct routine audits on the community structure and report any issues as they arise.
- Conduct routine audits on all files to identify missing files and correct inaccuracies.
- Assist potential residents with executing applications and lease documents.
- Participate and help with resident life activities, resident retention programs, and marketing events.
- Perform other duties as assigned.
REQUIRED EDUCATION, EXPERIENCE, AND SKILLS
- High school diploma or equivalent is required; associate degree is preferred.
- Prior sales and customer service experience is required.
- 2 years of property management experience, preferably in student housing, is required.
- Experience working with property management software, outside vendors, and collection agencies is preferred.
- Familiarity with legal documents, maintenance requests, OSHA safety regulations, and eviction and court processes is preferred.
- Marketing experience is preferred.
- Ability to use Microsoft Office and Adobe PDF software efficiently.
- Excellent written and verbal communication skills are required.
